Browning Starts Construction on Multifamily Community in 16 Tech Innovation District

Vanguard at 16 Tech to bring an essential housing component for the district’s urban dynamic environment.

Browning Real Estate Partners (Browning) and 16 Tech Community Corporation announce the start of construction for Vanguard at 16 Tech, a mixed-use development including 285 units of multifamily, a 293-space parking garage, and 1,900 square feet of retail.

Vanguard at 16 Tech will amplify the mixed-use nature of 16 Tech by introducing a residential component to the growing innovation district.  This project will serve those who work in the district and want close access to downtown while providing amenities and events, as well as a regional trail network.

The project, located at the corner of Waterway Boulevard and Breedlove Lane, consists of two buildings separated by an open plaza, two private courtyards located on an upper level, a fitness center, and a resident clubhouse with lounge areas and meeting space.

As part of the District, Vanguard at 16 Tech will make an annual contribution to the 16 Tech Community Investment Fund to ensure access, opportunity, and revitalization of neighborhoods near 16 Tech.  Fifteen units will be reserved for residents earning no more than 30% of area median income.

Vanguard at 16 Tech, scheduled to open in early 2025, is the latest of Browning’s mixed-use multifamily developments.

Browning is proud to be working with a host of key partners in the delivery of this project.  Financing is provided by Stockyards Bank and Star Financial.  Construction management will be performed by a joint venture between Browning and Davis & Associates, a local minority owned and operated general contractor. Vanguard at 16 Tech will be the third project the Browning-Davis team has constructed in the district (Innovation Building 1, HqO).  Barrett & Stokely will provide management and leasing services for the project.  Studio M led the design and engineering team including Structurepoint as civil engineer.
