Vanguard at 16 Tech is the first multi-family housing project at 16 Tech. Developed by Browning and constructed by a Browning Davis JV, Vanguard includes 279 units as part of a seamlessly integrated 24-hour community, helping companies recruit and retain talent who want to connect with the city, the neighborhood, and innovators who will call 16 Tech home.
Vanguard at 16 Tech amplifies the mixed-use nature of 16 Tech by introducing a residential component to the growing innovation district. This project will serve those who work in the district and want close access to downtown, innovative amenities and events, as well as a regional trail network.
The project, located at the corner of Waterway Boulevard and Breedlove Lane, consists of two buildings separated by an open plaza, two private courtyards located on an upper level, a fitness center, and a resident clubhouse with lounge areas and meeting space. As part of the District, Vanguard at 16 Tech will make an annual contribution to the 16 Tech Community Investment Fund to ensure access, opportunity, and revitalization of neighborhoods near 16 Tech. Fifteen units will be reserved for residents earning no more than 30% of area median income.

Vanguard also has a special opportunity for established, community-driven organizations to call 16 Tech home. Browning is leasing 1,875 SF of white-box space designed for nonprofits and mission-based tenants ready to engage the community and grow their reach. To ensure long-term success, prospective tenants must be able to guarantee a lease and oversee their own tenant improvements. Positioned within 16 Tech alongside the AMP Food Hall and Machyne Makerspace, this space offers exceptional accessibility, visibility, and below-market lease rates in one of Indianapolis’ most dynamic districts.
